Magyar General Kft. will commence the construction works of the residential park in the second half of 2025. The entire development is expected to be completed in 2027.

The property is located on a nearly 6-hectare clifftop plot, the closest edge lot to the town center, bordered on two sides by newly established streets. Thanks to its outstanding features, the site offers breathtaking views over Lake Balaton, which will be enjoyed from every future apartment.

The residential complex, consisting of two buildings with a total of 52 apartments (2 × 26 units), will be situated in the upper third of the plot, positioned at the top of the gently rising terrain, parallel to the southern property boundary. The majority of the site will be dedicated to landscaping and architectural features supporting leisure and recreational activities (pools, community spaces, etc.). Parking for residents will primarily be provided in the underground garage located in the basement, with additional spaces created on the surface along the northern boundary of the property.

All functions are integrated within a single site, forming a complete and unified development that offers a resort-like atmosphere while remaining a fully functional residential property, available for year-round use with permanent services. The two buildings will be constructed separately as two independent blocks, yet they will share a common basement level below. Access to the garage level will be provided via an entrance from the southern edge of the property.

Each floor of the buildings will contain four apartments, with standard layouts including one- and two-bedroom units. Their internal design and fittings will be detailed in a separate section. Each level will feature identical apartment types and layouts, except for the penthouse level, where unique floorplans will make these apartments among the most exclusive residences along Lake Balaton.

Even after the completion of the development, we intend to maintain the high standards provided by these buildings, apartments, and their surroundings. Therefore, operational support services will be ensured by Magyar General Kft. Specifically, this includes 24/7 caretaker services, which guarantee the provision of all other necessary services (cleaning, elevator monitoring, waste management, landscaping, etc.). These services will be coordinated from our headquarters in Balatonkenese, where we have the required human and other resources available.

The pre-utility works for the property and the entire development site were completed in 2023–2024.

The sale of the apartments will begin simultaneously with the commencement of the preparatory construction works, following the issuance of the building permit, and will continue throughout the duration of the development until completion. Our sales practice shows that a significant portion of the apartments are sold already in the first phase of the project, while the remaining units are sold by the time of final handover. In the initial phase, prospective buyers are encouraged by a wider selection of units and more favorable introductory prices.

Step one is becoming familiar with the location. Along the shores of Lake Balaton, or in close proximity, many houses and apartments of similar quality are being developed. However, such a clifftop development is unparalleled, as are the breathtaking views offered by the natural surroundings.

Step two is the selection of the specific building and apartment. The available plans are sufficient for decision-making, though reviewing the developer’s references is also an important factor. After choosing a specific apartment (building, floor, unit number), as well as a parking space or garage, the condition for contract signing is the payment of a so-called registration or application fee (equal to 5% of the total purchase price). This amount is considered part of the purchase price.

Subsequently, 35% of the purchase price is due upon contract signing, while the remaining balance must be settled in 3–4 installments according to contractual deadlines, no later than by the handover of keys. Legal assistance is also provided during the purchase process, though its cost is not included in the purchase price.

Magyar General Kft. takes customer needs into full consideration, offering the opportunity for professional buyer consultations. The first consultation is complimentary, lasting up to three hours. Any additional meetings and consultations may only be arranged by prior appointment and are subject to a fee.

These consultations extend beyond the selection of finishes to include specialist work and technologies not affecting structural elements, such as mechanical, electrical, and interior design works.

Architectural Design

Foundation
Reinforced concrete slab foundation at basement level, with reinforced concrete walls and columns.

Structural Frame
Horizontal and vertical load-bearing structures constructed from reinforced concrete slab and wall elements, along with beams integrated with the concrete slabs. Interior partition walls within apartments are built using RIGIPS drywall systems.

Roof Structure
The buildings will feature flat roofs, partially walkable, constructed with inverted roof layers.

Sheet Metal Structures
Roofing, cladding, and downpipes will be made of coated aluminum sheets (LINDAB or PREFA products).

Thermal and Acoustic Insulation
Thermal insulation is primarily polystyrene foam within floors, walls, and ceilings – load-bearing in high-traffic areas, extruded in others. Mineral wool insulation will be used for reinforced concrete columns, basement garage ceilings, and walls. Stairwell-facing apartment walls will receive Micropor acoustic partition linings.

External Doors and Windows
Modern premium plastic façade windows with enhanced insulation, triple glazing, and flexible sealing, finished with external-colored foil. On the panoramic side, Smoovio Slide terrace doors connect indoor and outdoor spaces. These next-generation sliding doors ensure perfect tightness and withstand stormy weather. Façade windows will be fitted with integrated external sunshades (solar screens), custom-colored to match each façade section.

Internal Doors
Standard option: PORTA CPL doors (Model 1.1, solid leaf). Buyers may choose from the full PORTA product range. Entrance doors: PORTA brand, multi-point locking, steel frames, enhanced security locks.

Floor and Wall Finishes

  • Ceramic and laminate flooring according to room function, with matching skirting.

  • Terraces: ceramic or stone tiling depending on level.

  • Walls and ceilings in living and circulation areas: white dispersion paint on smoothed plaster; optional pastel or custom colors.

Mechanical Installations

  • Wet rooms: GROHE sanitaryware (washbasins, WCs, bathtubs, showers, etc.) and single-lever faucets.

  • Bathroom accessories (mirror, toilet roll holder, towel rack, etc.) not included.

  • Heating/cooling: individual Mitsubishi multi-head split heat pump systems (indoor/outdoor units).

  • Hot water supply: individual electric boilers per apartment.

  • Systems designed for optimal seasonal operation, with Wi-Fi remote control capability.

Electrical Installations

  • Apartments fully powered by electricity (heating, cooling, hot water).

  • Individual meters per apartment (standard and H-meters), 32A capacity.

  • Wiring: concealed plastic conduits with copper wiring inside walls, ceilings, and floors.

  • In-apartment distribution panels with residual current protection and surge protection.

  • Switches and sockets: LEGRAND VALENA, white, flush-mounted.

  • Living rooms and bedrooms equipped with TV outlets; each apartment has a dedicated IT connection point.

  • Digital intercom system installed in each unit, enabling remote unlocking of the building’s main entrance and the residential gate.
